The top seven signs that you may need an arborist's evaluation of a tree are decay, conks, cracks, girdling roots, co-dominant leaders, leaning, and root plate defects. Defects such as these can make your tree a hazard. The most common targets for falling trees or tree limbs are people, houses, sheds, power lines, cars, and fences. If these targets aren't close to a tree with defects, the level of hazard is much less significant.
